Working with Richard has been a dream! Nothing has been too much trouble. My husband and I were dreading the whole process of moving house having heard many times how stressful it is (and how awful estate agents are!) but Richard put us at ease, was so communicative and approachable. His photos were excellent as was his advice. We’ve already recommended him to any friends thinking of moving and wouldn’t hesitate to recommend him.

Richard has been an absolute legend. He not only sold my house, he advised on my purchase, sourced the best mortgage deal and found me a solicitor that was fast with excellent communication. As a first-time buyer, I was completely clueless and overwhelmed, but Richard went above and beyond to guide me through the entire process. His personal service is exceptional—he communicated with me at every step and was always available for any questions or concerns I had.

I was hesitant to do this review for a very long time as I feared the outcome, I now know fear isn’t something I should have in this situation when I’m not the one who’s participating in wrongdoing.

So I signed a tenancy with Gilbert Scott estate agents, Blake Bennett is my landlord, Daniel frost dealt with me during my tenancy and Richard Allen Zoarder is the head of it all.

Under recently new found evidence I now know the agency Gilbert Scott was liquidated by choice shortly after I signed the tenancy , I was never informed of this information.

For 2 years my daughter and I have been left to rot in this flat, treated with less dignity than a family pet.

What follows is what has been ongoing for 2 years and still not resolved:

Mouldy and contaminated water supply throughout
No hot water throughout
Out of use shower or bath
Out of use oven
Out of use washing machine
Out of use dishwasher
Out of use towel rail
Front door breaches fire safety standards
Mould and wood rot throughout

Not only have these repairs been ongoing for 2 years I’ve also had malicious false accusations such as drug abuse,drug dealing, child abuse and neglect

I’ve had multiple maintenance men attend the property but didn’t come back to complete repairs , Daniel frost ( previously worked for Gilbert Scott ) had inspected the property and was more concerned about it being decorated.

Richard Allen Zoarder, his wife shazadi and a friend of theirs attended the property, they arrived in police uniform demanding a flat search without a warrant or ID. This was for a suspect named Harry McGlocklin , although I made it very clear this suspect is nothing to do with me I eventually let them in out of my own vulnerability, a proper flat search was not conducted, shazadi just peered into the rooms and they left. At the time I wasn’t aware it was them, if I had known i would’ve called the real police.

After persistent battle with Richard nothing was resolved, when I informed richard of my awareness for the false police visit they made amongst other issues , he served me with a section 21 and a rent increase that if I did not pay he would get possession through court.

Another concerning instance was when I had payed a months rent, I was later informed it had been transferred into a closed account. For over a month the bank was repeatedly contacted to recover the funds and was told on several occasions that they could not retrieve the money and that it would need to be released by whoever owned and closed the account. I was told I must pay the rent again which I was not willing to do. Richard later stated he payed the rent out of his own pocket, but then also claimed he payed £57 to transfer the rent to the landlord, which are conflicting statements, to my understanding money will bounce back or automatically reject and return to the senders account because the receiving banks system can’t complete the deposit.

I reached out for help from the council, citizens advice and shelter, I never got anywhere, eventually I decided to contact my local mp I added Richard to the email and I then received a section 8, my epc certificate and over a years worth of rent arrear letters all in one envelope.

After my meeting with the mp, contact was made. Richard then respond with false accusations and denial. After being accused of abusing drugs and my daughter again, I got disheartened and gave up proceeding in my justice.

Eventually I decided I should not quit and keep pursuing as no human should undergo such treatment and it would play on my conscience to know the next tenant will have to live in this too.

Blake Bennett who I had never seen or met in the flesh, turned up one evening between 7-10pm unannounced, bearing in mind I am a vulnerable single mother.
Luckily my boyfriend had come over for dinner so he answered the door as I was scared when I seen an unknown male looking through the window. After discussion with Blake he stated he was not aware of anything apart from rent arrears ( which do not exist ) Blake also stated he must have possession of the garage that I had received keys for as part of my tenancy, supposedly this garage was rented by Blake of someone else. My neighbour confirmed my garage is apart of my tenancy as she knew the previous 2 tenants who had the garage too, both who had complained about fault in the property, confirmed by my neighbour.

The day of my birthday this year I received a court order for possession. I attended the court hearing 15th December. The case was dismissed for improper paper work on Richard’s behalf, he was very aggressive in court, after court with new found evidence I now know that my signature is being forged on documents I’ve never signed myself.

This is my testimonial, everything I have spoke is truth and claims can be backed up with sufficient evidence, anyone reading this please beware before signing anything with Mr Richard Allen mark Zoarder.
