Needing some help with the value of an unusual parcel of land, I went onto Grisedale's web chat. Despite it being very late in the evening, I received excellent service from the lady dealing with my (quite complicated) enquiry. She took the details and said she would pass it on to a member of the team in the morning. Sure enough, the following day I had a call from Scott, who was tremendously helpful in so many ways. He put in a lot of effort on my behalf, and went over and above what was asked of him. Overall, my dealings with the Grisedale team were excellent and I would fully recommend them both on my experience.

Avoid Grisdales at all costs. I moved into a property in appalling condition — absolutely filthy. I sent countless emails at the start of the tenancy detailing the issues, all ignored. The inventory they produced painted a completely different (and inaccurate) picture. Thankfully, I kept copies of my emails.
When I vacated, Grisdales attempted to claim my deposit for an “unclean” kitchen, a damaged footstool, and supposedly half-full bins. They sent an email stating the charges would be automatically accepted if I didn’t reply within two days. I denied everything. The bins were checked by a colleague and were empty. My original emails proved the footstool was already heavily marked and the kitchen covered in thick grease when I moved in. Their own vacating document stated the property should be returned in the same condition it was received — it was returned far cleaner — yet they still tried every tactic to keep my deposit. They then went silent and held my deposit for over a month past my tenancy end date. Only through a family friend who is a solicitor did I finally receive my full deposit.
In the final month of my tenancy, I accommodated multiple viewings. Communication was dreadful. On one occasion I was told there would be one viewing; instead, it turned into an open house. Viewers arrived early with children in freezing weather, so I let them in. By the time the agent arrived late, there were 15–20 people in my small, half-packed home. The agent was rude to viewers for arriving early — despite her lateness — and seemed shocked people were inside. I was never informed it would be multiple viewings. Completely unprofessional.
Throughout the tenancy, I raised issues via email and phone, only to be told everything must go through their online dashboard. Even then, issues either took months or were never resolved. Missing lightbulbs took three months to replace; broken ones present at move-in were somehow deemed my responsibility. Paint peeling from the bathroom ceiling was never fixed. Gaps in the conservatory roof caused water to pour in during rain — reported in August 2024, not fixed until a week after I vacated in December 2025.
Worse still, water poured through the kitchen ceiling every time I showered. A plumber’s apprentice visited, didn’t understand the issue, and said his boss would return — which never happened. The job was then closed on the dashboard without resolution. A friend who is a plumber later found a broken pipe from the bath, which he fixed for free. Grisdales did nothing.
I was also falsely accused of installing a “pagoda” causing damage to decking and walls. In reality, it was a small freestanding planter and wooden archway causing zero damage. After correcting them, I received no reply.
On moving in, United Utilities informed me the property had over £300 of unpaid bills from a previous tenant. I informed Grisdales repeatedly, but they failed to respond to UU. This debt temporarily affected my credit score due to their inaction.
The only positive in 1.5 years was that gas safety checks were carried out.
AVOID GRISDALES AT ALL COSTS. They attempt to take tenants’ money while ignoring maintenance, communication, and basic responsibilities — all while likely misleading landlords too. They thrive by doing far less than the bare minimum.

Great customer service provided by Deb at Grisedales, from making herself available at short notice to give me a second viewing, to dealing with some correspondence/survey issues throughout the purchase and finally ending with her staying at work late to allow me to collect the keys to the property following a long day of exchanging contracts. Much appreciated.

Grisdales are the agents everyone should be using. We've dealt with other agents before when buying our property and then renting it out, but none have come close to Grisdales. All of the ladies we dealt with were incredibly professional, knowledgeable and most of all, friendly and reassuring. I have only praise for Daria, Debra and Lesley. My chain was in danger of falling apart and the legals weren't ready to complete on my purchase. Debra handled negotiations about the selling price and persuaded the owner to allow me to rent his house for a month until I got the ok from my solicitor. We arrived at figures we were both happy with. All three ladies did their best to minimise the hassle and push through matters to give me the least stress possible. Thank you.
