I’ve been renting off this company for almost a year now. My landlord ‘SHEILA ARMSTRONG’ decided to enter my property without me being there. I told her on WhatsApp that I wouldn’t be available on the day she is going to come and she still decided to enter without my permission. Furthermore before she left my property she took a pair of white Alexander mcqueens uk size 4 from the floor and thought I wouldn’t realise.
I then confronted her about this situation and she didn’t even deny she’s taken the shoes. I have a hidden camera facing my door so I know who enters and leaves. And I can clearly see her taking the pair of trainers with her whilst she left

Really disappointed with our experience renting through Hive Estates. When we viewed the property, we were told it was £139 per week with bills included, and this was later confirmed by the agent when we were told to set up our direct debits. We have written proof of this. However, after moving in, our landlord contacted us saying the rent should actually be £498.33 each per month, far higher than what Hive Estates told us. Whilst this was correct as per the tenancy agreement, this was their error, not ours, and it’s caused a lot of stress and confusion. Communication throughout the process was also very poor — messages often went unanswered for weeks or even months, and every time we finally got a reply, we were told the agent had been on annual leave. We were then asked for large payments with less than 24 hours’ notice, which was unreasonable. Overall, the experience has been unprofessional and stressful. I’d strongly advise future tenants to double check all rent figures and get every detail confirmed in writing before setting up payments.

Our house was mouldy and damp when we complained we were told it was because of “our breathing “ they did nothing to sort it out the whole year and then charged us for it being mouldy out of our deposit even after we disputed it and one of my flatmates even got sick from it ! Honestly, save yourself the time and money and rent/buy through someone who doesn’t prioritise money and stealing from vulnerable groups of people. They think they can get away with stealing nearly a thousand pound’s off of students and young professionals deposits for LIGHTBULBS, painting (marks which were photographed to be there before we moved in) and cleaning after we spent hours cleaning and photographing this. We have waited for nearly HALF A YEAR for the return of our deposit. Nicole who is handling our deposit has conveniently been out of the office or unable to answer phone calls to rectify any of our complaints towards this. Still waiting for our deposit… hoping it’s not much longer otherwise we will be going to a small claims court. Also, if you don’t want to live in damp, mouldy properties I’d also give it a miss.

Steer clear of Hive, especially if you are students. Long delays in getting anything fixed and having to chase them all the time. Communication with them was slow and often ignored whereas we were constantly chasing them for a response. Deductions from our deposit at the end of the tenancy were unfair and unjust, as they charged for painting over marks that were there at the beginning of the tenancy and ignored the proof sent! Awful experience and never use again

Would not recommend using this company for a student property. We had multiple issues with the house throughout our whole tenancy, including one bathroom not being usable for 2 months, constant water leaking through the living room light which took a long time to actually get fixed despite being a hazard for us living there. The living room lights were also broken for 3 months and we encountered other issues such as broken furniture when we moved in (wardrobe and sofa). Also they decided to redo all of the roof tiles whilst we lived there which not only meant that there was a ridiculous amount of noise disturbance, but also that the builders drilled through into the attic bedroom ceiling leaving rubble all over the room. Even after all of these issues we were charged a large amount which was taken from our deposits at the end of our tenancy (including a charge for light bulbs, which never worked in the first place, and a charge for the paintwork in the attic bedroom which was at fault of the builders). Not to mention that none of the broken furniture was ever fixed. Overall I would be reluctant if considering this company for your student house.

Terrible experience trying to get our deposit back after the tenancy ended, with extortionate amounts charged for maintenance issues, the majority of which already existed at the time of starting the tenancy. It is clear they try to charge for these same issues every year without fixing them.

Went to view a property in Doncaster Road, Sandyford. Incredibly weird and dishonest process. Put a formal offer in and was completely disregarded in the process. Called up numerous times to be told I had been sent emails/ called and never received anything. I had to call up a 5th time for an update to be told the property had sold, without informing me of anything. Avoid at all costs if you expect a fair and impartial service when buying. Dodgy dealings.

If you’re thinking of renting through Hive Estates… DO NOT. Unless you enjoy broken promises, broken furniture, and a broken spirit.
No blinds or curtains in the bedroom for two months, despite being promised before moving in – I work works nights, so thanks for that!
Second bedroom bed: cheapest frame possible, broke two days after moving in. The first replacement went was the wrong size and had to replaced with the correct size bed frame. Replacement took two months and we had to assemble it ourselves.
Mattresses? Refused to replace for six months, then dumped new ones in the rooms without removing the old. The landlord then showed up at 6 AM on a Saturday to collect them — unannounced, of course.
Flat dirty on move-in. “Professionally cleaned” was another broken promise.
Broken freezer door? Seven months to fix. Dangerous gas stove? Six months to replace. Washing machine seal? Ten days for a simple repair.
When our tenancy was ending, we tried to extend for an extra month —only to find out, after chasing repeatedly for 7 days, that the landlord wouldn’t renew.
Communication is a joke: Constantly had to chase them for updates. Emails ignored, calls unanswered, and whenever you try visiting the office — surprise, no one’s there. How convenient.
Deposit: tenancy ended 27 August. They said 30 days to return it — and then charged £114 for a cleaning fee (with receipts) and £60 for “maintenance.” The irony? The flat was far from spotless when we moved in.
Honestly, one star is too generous. Hive Estates isn’t just a letting agency — it’s a shambolic hive of incompetence.
Plenty of better options in Newcastle. 🐝 Pun intended: Don’t get stung by Hive.

I’m not one to complain, but my experience with this estate agent was very disappointing. I encountered multiple issues during my tenancy, including: - Cold and damp room - Maintenance staff entering without proper notice - Unhelpful staff interactions - Disputes over deposit deductions - Delays in addressing maintenance issues
Here’s a more detailed account:
__Cold Room__ The second bedroom was extremely cold, and the sheets would often feel damp in the morning. I raised this issue in the first weeks of tenancy and was advised over the phone to simply put a radiator on, which felt unhelpful given the persistent cold.
We had to chase the issue for around two months. Maintenance staff came multiple times just to inspect the room, which felt like delays rather than solutions. During inspections, the temperature in the room was measured at an average of 14.6°C and humidity at 85%. GOV.UK guidance states that a cold home is one that cannot be maintained between 18–21°C at a reasonable cost.
Eventually, some action was taken in December: a larger radiator was added and plasterboard with insulation was applied to part of the walls. However, the insulation did not cover all exterior walls, and the room remained colder than expected for several months. No action to the damp corner from water leaking in.
This bedroom was unusable for several months, meaning we were effectively paying for a two-bedroom flat while only being able to use one room. We requested a rent reduction or some form of compensation until the issue was resolved. The response we received felt dismissive, noting that as a couple we shared one bedroom, but this did not change the fact that we were renting a two-bedroom flat.
__Maintenance Staff Entering Without Notice__ Some maintenance visits were carried out without 24-hour notice. For example, we received an email on a Tuesday evening that someone would visit Thursday, but a worker entered the flat unannounced on Wednesday.
__Staff Interactions__ Some staff responses in-person, and over email and phone felt dismissive. For instance, during a boiler issue, a worker initially stated there was no issue to our face when we saw it leaking but the problem persisted and was later resolved at a follow-up visit we weren’t made aware of.
__Deposit Disputes__ At the end of the tenancy, we were asked to cover charges for cleaning and minor painting despite leaving the flat in good condition. After disputing these charges, they were removed.
__Summary__ Overall, my experience involved ongoing maintenance delays, issues with heating and damp, unannounced visits, and disputes over deposit deductions. I recommend documenting all issues and taking photos when moving in to avoid similar problems.
